| Originally constructed in 1921 and primarily occupied by retail businesses, the building had been vacant for twelve years prior to its renovation and, although structurally sound, required extensive cleaning, repair and restoration. The original terra-cotta exterior was in poor condition and required special cleaning and repair. The original structure included a corner window display separated from the rest of the building by a covered walkway that allowed visual access to the display from all four sides. Although the walkway had been enclosed as part of the building by a former owner, it was possible to recreate the original corner display by establishing the location of the original walkway and door positions and matching the building's granite base. The second floor of the building is actually at mezzanine level, where offices currently overlook two major thoroughfares at just above the height of most passersby. The entire floor hangs on an elaborate system of cable, rods and turnbuckles. Working with structural engineers, Rainbow was able to reinforce the balcony to carry today's floor-loading requirements for office space. Part of the suspended mezzanine balcony was removed at the front entry of the building to open up a two-story high area that now accommodates a grand staircase. The building also includes an elegant lobby/reception area, extremely wide corridors that accommodate additional reception/meeting areas, a formal dining room, private chapel, large conference area and a central functional and efficient multipurpose work area and staff kitchen. The building's existing boiler and chillers were utilized by converting the steam boiler to circulate hot water to eighteen individual fan coil units which control each zone individually. |
